Beer Farm Holiday Cottages Dartmoor DevonEnjoy the freedom of a peaceful holiday in the beautiful Devonshire countryside.  Relax in the garden or within an attractive, well equipped & furnished, unique '4 star' cottage.  You may walk in our fields, sit by our lake and stroll through wooded areas, whilst enjoying the flora & wildlife.

Walk, cycle or horse ride in the Dartmoor National Park, or take a gentle drive to explore the beautiful villages, gardens & historic properties nearby; many are National Trust. You may visit a choice of beaches, as they can be found in most directions.  This is an excellent touring base for Devon and much of Cornwall, with good roads in many directions.  The excellent  Eden Project is only some 75 minutes drive.

Children are welcome, as are well-behaved dogs & horses, by prior arrangement.

Extended families, or groups, may appreciate the ability to move internally between some cottages, if required.  Do book soon if you want the best choice of cottages.  Acorn Cottage is suitable for the less mobile too (Meeting N.A.S. Mobility Level 2)

The Holiday Cottages

Our four comfortable, well-furnished and interesting cottages here at Beer Farm have been converted over the last few years, specifically for self-catering use from obsolete barns.

The cottages have been rated as Self-Catering four stars. One cottage - Acorn - is suited to the less mobile too and has been assessed as Mobility Level 2 (National Accessible Standards). Contact us to discuss the facilities and your special needs.

Every cottage has been well furnished and equipped with Freeview TV/video, CD & radio, dishwasher, fridge/freezer, full electric cooker & a microwave oven. Full central heating is available. All for the comfort and convenience of guests.

Information applicable to every cottage or the communal areas

Barbecue - a large, wheeled charcoal BBQ with utensils is provided for use by adult guests, with the possibility of the cook having a roof overhead whilst the BBQ is out in the elements.  Of course, for the safety of all, guests must ensure this facility is supervised by an adult at all times when in use or whilst still hot.  Manufacturers written guidelines are near the BBQ but guests should also see Terms, Conditions & more info section of this Website.

Barn - old granite barns gave the structures from which each of the buildings, that are now cottages, a games room & a laundry, were created.

Bed linen - see Linen

Books - some novels - and a few local books - are in the cottages and the Games Room.

Bicycles - Bring a padlock and chain if you wish to secure the bicycles.  An iron loop has been provided in the undercover paved area.  Cycles can be hired in the Okehampton area.

China, Cutlery, Glassware & Cookingware/utensils - every cottage is well equipped for the numbers that the cottage is meant to sleep.
 
Cot [for babies] - is usually available with a mattress but NO linen - by prior request without charge

DVDs & VCR tapes - some are available for guests to use without charge.  However, guests are asked to retain only one or two in their cottage & to return any to the Games Room library promptly for others to enjoy.

Beer Farm Cottages Dartmoor DevonGames Room - has a table-tennis table, a darts board, chess, draughts, dominoes & other games.  Darts & table tennis equipment is only issued to an adult, who is tasked with supervising any use by children.

Garden - as well as an area for chairs, a table & sunshade, there are a number of small grassed areas within the garden, which is to the south of all the cottages.

Heating - Central heating, when asked for, is timed for a few hours in the morning and again in the evening - circa 8 hours per day - but arrangements can be made for longer periods.  Central heating should be reserved in advance, if required.  All bath & shower rooms have some electric heating available at all times.

High Chairs [for babies & for toddlers] are usually available free, by prior arrangement but please bring appropriate harness.

Information on the local area is in every cottage, as are instructions for the audio-video, electrical equipment and on the wood-burning stoves [in Apple & Oak Cottages].  A large Devon & Cornwall Ordnance Survey map is on the Games Room wall to in the planning of trips.

 

 

Beer Farm Cottages Dartmoor DevonLake - Created to encourage a variety of wildlife, for all guests to enjoy;it has not been stocked with fish.  Not for swimming but our Labradors take a dip most days!

Laundry - This has an efficient washing machine & a tumble drier.  A contribution to the cost of these expensive machines is requested whenever guests use them.  We are in a soft water area and non-biological powder is provided.  Hot & cold water is available at a kitchen sink, with draining board, clothes pegs.  An iron & ironing board are available [although these are provided in every cottage too]  A rotary outdoor line and under-cover drying area are provided near the Laundry, entrance to which is from the garden.  See WC below.

Lighting - The cottages are well lit internally and with exterior lights that will illuminate when movement is detected.  Low-energy dawn-to-dusk lights are outside the communal buildings - laundry, games room, stabling - and the farmyard.

Linen - Every bed is equipped with a duvet & cover, fitted under-sheet & two pillows/pillowcases per person.  As well as this bedlinen, a bath and hand towel per person is provided without extra charge.  Under the bed mattress is a container with a blanket, should it be wanted.  Should guests be staying more than a week, a fresh set is supplied in exchange for the used linen.  See Laundry and Towels.

Parking - Pear, Apple & Oak each have one designated carport [Care needed if vehicles are very wide, tall or have cycle racks, roof boxes, roof racks, etc.] and Acorn has a marked car parking area immediately alongside that cottage. 
The Car Park - off the farm lane but still near the cottages - can accommodate a further 4 to 5 vehicles and can be used during the day when guests do not wish to return a car to an allocated car port.  See below re Trailers/Boxes.

Paved areas - which can accommodate a table [with sunshade] & seating is provided outside every cottage

Recycling/green strategy is encouraged.  There are separate containers for: - newspapers, magazines & light cardboard; rinsed plastic bottles [topless]; glass bottles & jars [topless]; rinsed food & drink cans; residue from the log fires & barbecue.  Nearby the re-cycling area, each cottage has its own designated dustbin.  We re-cycle, via a charity, printer ink cartridges and as & when the local authority can accept more segregated items for re-cycling, we aim to do so.  All cottages are double glazed with modern levels of insulation.  Low energy bulbs are used where practical.

Smoking - We prefer guests not to smoke but we particularly request that there is no smoking in the bathroom, upstairs or in any of the bedrooms at Beer Farm.  For the health, safety and comfort of all, if guests do smoke we ask that they take every care with lighters and discarded cigarette ends.

Special requirements - Please raise such issues with the proprietors before you make a reservation, so we can do our best to be of help.

Tea towels and an oven glove are supplied but we hope guests leave these, all the kitchen knives and the bottle opener behind when they depart!

Telephone - A Payphone that takes a range of UK coins, is available at all time in the Laundry, alongside Emergency location information.

Towels - One hand & one bath towel person are provided 'free'; bring your own beach towels.

Trailers or Horse Boxes - Guests should ensure they advise of these when booking, so we can allocate an appropriate parking area.

Washing & Drying - Hot water is provided 'free' in cottages & in the laundry; see Laundry and Linen

WC, hand basin & an electric hand-drier - are provided within the Laundry area, as an extra facility
accessible from the garden.  Children have no excuse to have dirty hands at meal times!

Wood burning stoves - Each three-bedroom cottage has a wood-burner in the sitting room.  An initial supply of logs is provided.



Apple Cottage

3 bedrooms, kitchen/diner & cosy sitting room with wood burning stove. 4 star.

Apple Cottage - Beer Farm Holiday Cottages Dartmoor DevonThe entrance hall has a tiled floor, entered through the south-facing glazed front door. It has coat and boot/shoe storage space, together with a small bench on which you can sit to put on your walking boots!

The cosy sitting room has an interesting granite fireplace with a wood burning stove. Two comfortable sofas, an armchair and a bean bag, from where you can enjoy the TV, with Freeview and Teletext, DVD & VCR - there is a small library of DVDs & tapes in the Apple Cottage - Beer Farm Holiday Cottages Dartmoor DevonGames Room nearby - or have a quiet read or a natter. There is a stereo hi-fi CD/radio that plays tapes too. As well as a south-facing window towards Dartmoor, it has a floor to ceiling double-glazed panel in its northern wall. If the log stove and central heating are not being used, a portable fan heater is there for you. An initial basket of logs & some kindling are included; these can be replenished at local outlets.

The kitchen-diner is quite spacious with a pine table Apple Cottage - Beer Farm Holiday Cottages Dartmoor Devonand chairs for six, leaving room for the odd stool or high chair when needed. The warm vinyl floor helps with cleaning, useful if there are young children or a dog about.
As well as a fridge-freezer, there is a full-size dishwasher, a conventional full-size electric cooker, a combination microwave oven, toaster, electric kettle & filter coffee machine. Ample cutlery, glassware, crockery & cooking ware is provided.
The extractor fan may be useful if you tend to overcook the toast or bacon, especially if the protest from the smoke detectors is not a sound you like. A fire blanket is affixed to the wall and a fire extinguisher is in the entrance hall immediately outside the kitchen. There are numerous kitchen cupboards and an under-stairs cupboard houses such as an iron, ironing board, vacuum cleaner, clothes airer and two folding stools.

An old granite support, part of the earlier barn, peeps through a wall and the old window openings have been retained to the north and to the south, from which you can view the terrace & garden.

Internal connection to Pear Cottage lounge/diner is through an 'air-lock' set of doors and up one step from the kitchen/diner of Apple Cottage. These doors are unlocked only by prior request from a group/family.

The three bright bedrooms are upstairs - One double, one twin & one small bunk room (adult size beds). . All have bedside tables - a shelf for the upper bunk - and a clothes-hanging space in a cupboard or wardrobe plus drawers. Each person has an individual reading light & there is one bedside clock radio. All bedrooms have Velux roof lights; two have casement windows too. A hair drier is stored in the wardrobe in the double bedroom.

Linen - Every bed is equipped with a duvet & cover, fitted under-sheet & two pillows/pillowcases per person. As well as this bedlinen, a bath and hand towel per person is provided without extra charge and should be in the airing cupboard. Under the bed is a container with a blanket, should so you require.

Stair-gates - One can be fitted at the top or bottom of the single straight stair run, whether for toddlers, dogs or sleep walkers but guests need to reserve one when they make the reservation. A night-light can be used on the landing or in a bedroom, if wanted, rather than leave a bright light on.

The first floor landing is well lit by a large frosted, double glazed window. The airing cupboard is situated here. A torch is on a hook, provided for emergencies only & a pole to work the roof windows and blinds. A smoke detector is located on the ceiling.

Bathroom - off the first floor landing - has the usual WC and washbasin, with a mirror, striplight with shaver socket above. The bath has a thermostatic shower over. An electric towel rail is, principally, for when the central heating is not in use and probably best not used alongside young children.

Smoking - We prefer guests not to smoke but we particularly request that there is no smoking upstairs or in any of the bedrooms at Beer Farm. For the health, safety and comfort of all, if guests do smoke we ask that they take every care with lighters and discarded cigarette ends.

Dogs - When prior agreement has been given for a dog to be in Apple Cottage, we do not expect it to be allowed on the furniture nor upstairs at all. DOGS ARE NOT TO BE LEFT IN ANY COTTAGE, garden, field, or communal room without continual adult supervision. For the charges for accommodating dogs, horses & ponies, see the Tariff sheet we mail you. No other pets are accepted. Livestock will be found in fields and on Dartmoor so dog leads are often a must. When reserving a cottage, please discuss with the proprietors any special requirements you have, such as Guide Dogs or Hearing Dogs.



Pear Cottage

2 bedrooms, kitchen/hall, bathroom and lounge/diner, 4 star.

Pear Cottage - Beer Farm Holiday Cottages Dartmoor DevonA south-facing stable door with glazed upper portion brings you from the terrace and garden into the carpeted hall and kitchen area. A walk-in cupboard gives space to hang coats and store walking boots.

The kitchen area has vinyl flooring for convenience and warmth and one wall, behind the double sink, dishwasher and fridge-freezer, has windows its full width, giving views across Devon fields.
A combination microwave oven, toaster, electric kettle & filter coffee machine compliment a conventional full-size electric cooker. Ample cutlery, glassware, crockery & cooking ware provided, with ample storage space. There is an extractor fan. A fire blanket is affixed to the wall, as is a fire extinguisher; smoke detectors are in the living room and on the first floor landing. Some tea towels and an oven glove are supplied but we hope guests leave behind these, the kitchen knives and the bottle opener when they depart!

The bathroom is accessed via a very short corridor off the hall area, with an airing cupboard off the corridor. There is a WC, washbasin, bath with thermostatic shower, mirror with strip light and shaver socket and a timed/thermostatic wall heater to compliment the central heating when needed. A small opaquely double-glazed window is set in the thick old barn wall. We encourage liberal use of the bathroom extractor fan, to help extract the stale and more especially damp air.

Pear Cottage - Beer Farm Holiday Cottages Dartmoor DevonThe lounge/diner is down a few steps from the hall level. An extendable dining table & four dining chairs are alongside the matching sideboard. Two folding stools are stored in an under-stair cupboard, as is usually a child's high-stool & a high chair - an iron, ironing board, clothes-airer and a vacuum cleaner. A glazed-front corner cupboard is situated over a long shelf made from a change in wall widths, supporting the TV with Freeview, Teletext, DVD/VCR and hi-fi with radio & CD/tape player. A small library of DVDs and tapes are in the Games Room; once an old barn too.
Past one armchair is the local stone fireplace surrounding a coal-effect fire with powerful fan heater and then a double sofa bed and another armchair, with beanbag nearby. Novels are on another wall shelf.

Emergency exit from the lounge/diner to the proprietors parking area is via a door in a large opaque glazed section.

Information is available in each cottage, with instructions for the electrical equipment and on the local area, facilities & places to consider visiting.

Each bedroom has a Velux roof light and a lower level casement window; part of the frame of is designed to push out. All have bedside tables or a chest, a dressing table or chest of drawers, & clothes-hanging space in a fitted. The double bedroom has a large cupboard, which often accommodates the stored cot wardrobe plus drawers. Guests have an individual reading light. All bedrooms have Velux roof lights; two have casement windows too.

Linen - every bed is equipped with a duvet & cover, fitted under-sheet & two pillows/pillowcases per person. As well as this bed linen, a bath and hand towel per person is provided without extra charge and should be in the airing cupboard. Under the bed is a container with a blanket, should you so require.

Oak Cottage

large, 3-bedrooms. Bathroom & bedrooms - one en suite - are on the ground floor. The 1st floor has a large sitting room with wood-burning stove, WC/shower room off to the south and kitchen/diner to the north. It is popular for those attending local weddings and other parties. 4 star.

Oak Cottage - Beer Farm Holiday Cottages Dartmoor DevonThe entrance hall has a carpeted floor, entered through the south-facing glazed front door from a paved area and garden. It has hat & coat rack and a waterproof boot/shoe storage mat alongside a radiator.

The wide straight stairway leads into a spacious and bright sitting room. It has a wood burning stove on a slated area; the remainder of the sitting room & dining area has solid light oak flooring. There are 4 Velux roof windows as well as a window looking south onto the garden for the cottages and glazed double doors into the kitchen/diner giving natural light from many directions.
Oak Cottage - Beer Farm Holiday Cottages Dartmoor DevonTwo sofas and a double sofa bed, armchairs and a bean bag, enable comfortable enjoyment the TV - with Freeview and Teletext, DVD & VCR [there is a small library of DVDs & tapes in the Games Room nearby] or have a quiet read and a chat. There is a small stereo hi-fi radio to play for CDs & tapes too. If the log stove and central heating are not being used, a portable fan heater is there in case of need. An initial basket of logs & some kindling are provided. A large coffee table has local information underneath, instructions for the electrical equipment and for the log burning stoves.

Oak Cottage - Beer Farm Holiday Cottages Dartmoor DevonThe kitchen-diner is quite spacious with an extendable table, 6 chairs and space to use the two wall-hung stools when needed. To the north, double glazed doors open inwards, with a balcony rail across the opening. Two Velux roof lights provide light and ventilation too, although there is an effective extractor fan which we encourage guests to us whenever appropriate. The kitchen area has warm coloured ceramic tiled floor and ample units provide storage alongside a twin sink, full-size dishwasher, large fridge-freezer, a twin oven cooker has a ceramic hob, a combination microwave oven, toaster, electric kettle & large filter coffee machine. Ample cutlery, glassware, crockery & cookingware are there too. Central heating can be boosted by a floor level fan for those 'at the worktops.
A fire blanket is affixed to the wall, as is a fire extinguisher. Some tea towels and an oven glove are supplied but we hope guests leave behind these, the kitchen knives and the bottle opener when they depart!

Stairgates - One can be fitted at the top or bottom of the single straight stair run, whether for toddlers or dogs but guests need to reserve one when they make a cottage reservation. A night-light can be used in the ground floor corridor, if wanted, rather than leave a hall light on.

The three bedrooms downstairs - two twins (one with en suite with WC, shower & washbasin, extractor fan, wall heater & opaque glass window) and a bunk (adult size) bedroom. All have bedside tables - a cupboard with shelf above for the upper bunk - and a cupboard or wardrobe plus chest of drawers. Guests have an individual reading light & there are some clocks/clock radios too. All bedrooms have opening windows. A hair drier is stored in the ensuite bedroom wardrobe.

Linen - Every bed is equipped with a duvet & cover, fitted under-sheet & two pillows/pillowcases per person. As well as this bed linen, a bath and hand towel per person is provided without extra charge and should be in the airing cupboard. Under the bed is a container with a blanket, should so you require.

An airing cupboard is accessible from the bedroom corridor. As well as towels, it stores a steam-iron, ironing board, clothes airer & vacuum cleaner.

Bathroom - off the ground floor corridor - has the usual WC and washbasin, with a mirror, striplight with shaver socket above. The bath has a thermostatic shower over. An extractor fan is to help extract the stale and damp air, and an electric fan heater on the wall, over the towel rail, can warm them and the bathroom at any time.

Internal connection to Acorn Cottage mid-landing is through an 'air-lock' set of doors from the ground floor corridor near the bathroom for Oak Cottage. These doors are unlocked only by prior request from a group/family.

Smoking - We prefer guests not to smoke but we particularly request that there is no smoking upstairs or in any of the bedrooms at Beer Farm. For the health, safety and comfort of all, if guests do smoke we ask that they take every care with lighters and discarded cigarette ends.

Dogs - When prior agreement has been given for a dog to be in Oak Cottage, we do not expect it to be allowed on the furniture and the sitting room & dining area in the kitchen has polished solid oak flooring. Wedding Guest accommodation & other Parties - Oak Cottage and the adjoining Acorn Cottage - have a good supply of WCs & shower rooms, which with Oak's large sitting room & good kitchen facilities, has proved popular accommodation for family gatherings.

 



Acorn Cottage

2 Bedrooms - one on the all-level ground floor - plus a twin bedroom & sitting room on 1st floor of this old barn. There is a snug, well equipped kitchen/diner, a walk or wheel-in shower room/wet room and an outer hall all on the level ground floor. 4 star. Accommodation also suits the less mobile; facilities meet NAS Mobility Level 2. Car space immediately alongside cottage.

Acorn Cottage - Beer Farm Holiday Cottages Dartmoor DevonAn entrance porch provides level access from path & parking space through a partially glazed front door. Ample space for coats, hats, boots & a wheelchair (when required). Dogs can dry off here. The floor is tiled and a radiator ensures this can be warm, with storage for vacuum cleaner & cleaning materials in a cupboard.

A double bedroom - that can be used as a bed-sitting room - is situated on the ground floor with an emergency exit via an opaquely glazed door, directly into the parking area. There is also a wide window facing west across the farm drive. A remote control TV with VCR is wall mounted for easy viewing; see paragraph * below.

Acorn Cottage - Beer Farm Holiday Cottages Dartmoor DevonA well-equipped kitchen has a double sink at a conveniently lower level than usual, alongside the ceramic hob and a narrow dishwasher. The fridge-freezer is alongside pull-out storage racks, which are next to a mid-height oven with combination microwave set above. More storage is above and below these cooking appliances.
Ample cutlery, glassware, crockery & cooking ware are provided, together with a toaster, electric kettle & filter coffee machine. There is an extractor fan. A fire blanket is affixed to the wall. Appropriate smoke detectors. Some tea towels and an oven glove are supplied.

Acorn Cottage - Beer Farm Holiday Cottages Dartmoor DevonThe first floor sitting room has most of one wall double-glazed panels, with a sofa bed, two tub chairs and a beanbag. Guests can enjoy the views or watch the TV, which has Freeview, a DVD/VCR; a small library of DVDs and VCR tapes are in the nearby Games Room. A portable radio/CD player can be moved about within the cottage. A small library of DVDs and VCR tapes are in the Games Room.
A coal-effect fire has a powerful fan heater.

Emergency exit from the lounge/diner to the proprietors parking area is via a door in a large opaque glazed panel.

Twin bedroom upstairs -this bright room benefits from two Velux roof windows - with black-out blinds - and a built-in clothes cupboard with internal light, alongside a chest of drawers. Guests have an individual reading light and a bedside cabinet

Stairgates - One can be fitted at the bottom of the stairs to keep toddler & dogs off the stairs, which are carpeted. Located here, outside the ground floor bedroom, are a fire extinguisher and a torch on a hook, which is provided for emergencies only.

A night-light can be used in a hall or bedroom socket, if needed.

some of particular interest to less mobile guests & those who may use wheelchairs. Acorn Cottage has been assessed under National Accessible Standards (NAS) as meeting Mobility Level 2.

Floor - The whole of the ground floor is tiled and access through the front door & to the car park space is level, as is the emergency exit from the double bed-sitting room.

Clothes cupboard is in-built, with sliding doors to give access to the hanging and shelf space. It houses a clothes-airer, iron & ironing board and a hair-drier.

Double bed is on casters, as are the two bedside cabinets, so they can be arranged to suit guests.

Folding table fixed to the bedroom wall, can be used for writing or eating.

Games Room - This is accessible by wheelchair. Table tennis, chess, draughts.

Red alarm pulls are in the double bed-sit room and near the WC in the shower room. Shower Room - Beer Farm Holiday Cottages

Shower Room - or wet room - has a thermostatic shower, adjustable head with long hose and a fold-down shower seat. Appropriate handrails are at the WC and the shower, which has no sill, a wheel chair can reach this, the washbasin and there is space alongside the WC to enable transfer.
A wall heater is over the towel rail, especially for when the central heating is not in use.

Wheelchairs - The outer hall has space to park a wheelchair alongside a power point, if needed. Doorways are comfortably wide and the whole of the ground floor is on one level and is of ceramic tiles. See also Shower Room and Double Bed paragraphs above.

Dogs - when prior agreement has been given for a dog to be in Acorn Cottage, we do not expect it to be allowed on the furniture nor in the bedrooms at all. Larger dogs, in particular, may best be kept on the ground floor which has floor tiles throughout. DOGS ARE NOT TO BE LEFT IN ANY COTTAGE, garden, field, or communal room without continual adult supervision. For the charges for accommodating dogs, horses & ponies, see the Tariff sheet we mail you. No other pets are accepted. Livestock will be found in fields and on Dartmoor so dog leads are often a must. When reserving a cottage, please discuss with the proprietors any special requirements you have, such as Guide Dogs or Hearing Dogs.



Things to see & do

Enjoy the Dartmoor National Park, its spacious beauty with its rugged granite tors, valleys, streams & woods.  Take long hikes or gentle walks, without or with children or dogs or climb. Potter by car and see the Dartmoor ponies, cattle, sheep and birds, or cycle or horseride nearby, perhaps to places cars do not reach.  Local villages & places of interest include Bovey Tracey, Chagford, Grimspound, Haytor Rocks, Postbridge, Princetown (famous Dartmoor Prison), Tavistock & Widecombe-in-the Moor.  There are easy access routes for the less mobile too.

Beauty abounds in Devonshire villages & our rural countryside with Exmoor, Bodmin Moor and the coastlines, cliffs & beaches of Devon and North Cornwall within an hour by car.
Watersports on rivers, lakes and reservoirs and at the coast/sea include, body-board and windsurfing, canoeing, sailing & fishing.

Swimming is available in various local pools (Okehampton, Chagford & Tavistock) or in the sea in all directions (Bude, Westward Ho! or Torbay).

Animal lovers - adults and children - can see locally wild birdlife, farm animals, foxes and badgers; on Dartmoor there are also wild ponies, cattle & sheep.  You can learn about birds and sea life at the Living Coasts, Buckfast butterflies and Dartmoor otters to the east of the moor, near to which is Prickly Ball Farm for hedgehog fans; the Dartmoor Zoological Park has many interesting animals.

The Big Sheep and Crealy Park also offer indoor and outdoor attractions especially for children.
Hot air Ballooning is available near Exeter.

Railway and/or steam enthusiasts will want too visit Dingles Steam Village and Fairground Heritage Centre only a few minutes west along the A30 and various railways in that and other directions: the Dartmoor Railway, the Launceston Steam Railway, the Bodmin and Wenford Railway and the South Devon Railway; this latter railway is alongside the Butterflies and Otters mentioned above.

Classic Car fans may be tempted to hire one for a different experience, whilst enjoying the countryside, perhaps with the roof down.

4x4 Off Road driving can be enjoyed with the Land Rover Experience in Devon, using Range Rovers, Discoverys, Defenders and Freelanders.
All ages may enjoy seeing unusual pottery and glass marbles - with possibly a chance to get your hands dirty - near each other in Bovey Tracey - teapots at Cardew Pottery and glass blowing at House of Marbles.

Golf courses abound in & near Okehampton, also at Crediton, Exeter, Tavistock, Yelverton, etc.

The National Trust offers variety with the Finch Foundry very near to us and Castle Drogo or Lydford Gorge only 20 minutes away.  NT properties such as Arlington Court, Buckland Abbey, Cotehele, Killerton, Knightshayes & Lanhydrock can be reached in about an hour by car, as can remains of a variety of castles in Okehampton, Lydford, Launceston, Lostwithiel (Restormel) and Tintagel (King Arthur’s).

The famous Eden Project is only some 75 minutes by car and Beer Farm is a good base from which to visit many spectacular gardens- such as The Garden House, old houses, castles & historic sites.  A little further away is Falmouth with its attractive estuary & the National Maritime Museum, Cornwall. 

The Royal Horticultural Society gardens of Rosemoor are north of us, along the A386 towards Great Torrington, which has the Dartington Glass factory & shops.
Cities offer more than shops, restaurants, cinemas, theatres, museums, etc.  Plymouth has its Sound and the famous Hoe, the Barbican and the impressive National Marine AquariumExeter - 30 minutes east of us - has its Cathedral & underground passages! The Museum of Dartmoor Life is in Okehampton.

Movie fans can visit the New Carlton Cinema, Okehampton where there are two screens, one in a luxorious licensed auditorum.

When you are not out and about… at Beer Farm we provide a colour Freeview TV/video-recorder & a DVD players in each cottage and a radio.  There is a small DVD/tape library; others can be rented in Okehampton.  Playing cards, games, novels & local literature are available. 

Our Games Room offers such as table tennis, darts, chess, draughts, dominoes, cards and some puzzles.  Bring your own darts, bats & balls if you wish.
Each cottage has a table & chairs for use on a terrace outdoors, when you are so inclined.  A Barbecue is available too.  Usually there are some fields on the farm without livestock, where you can walk, with or without dogs, stroll among trees or sit by the lake.



Where we are

Rural mid-Devon .. edge of Dartmoor ..  Good dual carriageway east to Exeter [M5] & west to Cornwall .. nearby the A386 travels north to Barnstaple or Westward Ho! .. south it skirts Dartmoor, on its way through Tavistock to Plymouth.

Beer Farm is located some 3 miles east of Okehampton, ¾ mile north of the Dartmoor National Park conveniently in the middle of Devon.  A 30-mile radius from Beer Farm encompasses Dartmoor and coastlines to the south, north, west & east, in so doing reaching Bodmin Moor and Exmoor and the cities of Exeter and Plymouth.

The farm is just outside the National Park and only 1¼ miles from junctions with the excellent dual carriageway [A30], which links with the south west (Exeter) end of the M5 - at junction 31 - some 22 miles to our east.

The A386 is the far side of Okehampton, linking with North Devon - Barnstaple, Ilfracombe, Bude, Westward Ho! - or south through Tavistock (Stannary Town) & Yelverton to the city of Plymouth.  Good other roads [A3079/3072] can take you to the north Cornish coast near Bude.  Numerous minor roads can be enjoyed when exploring the area.

LOCAL DIRECTIONS: take the Okehampton [Belstone] exit from the A30 dual carriageway, travel past the B.P. (Whitehouse) Services - petrol station, shop & restaurant - for 250 yards then turn left (at Tongue End X).  Travel uphill towards signed to Sampford Courtenay and you cross above the dual-carriageway.  Bear right at brow of hill (Crossways X) travel downhill for 400 yards & turn next right (Beer X) towards Taw Green (signed).  After 800 yards Beer Farm is shown on the left (large farm sign).

Shopping, Eating & Provisions

Food & other necessities - the cottages are well equipped for those eating ‘in’.  Three supermarkets - Waitrose, Somerfields & Lidl - are near together in Okehampton, plus smaller greengrocery, delicatessen, butchers, bakers, pharmacies & clothes shops (especially outdoor wear) in Oke’ and in Tavistock, Launceston and the cities. 
Direct-produce is for sale periodically at Okehampton's Farmers' Markets.  A range of locally produced food, to eat whilst in Devon or to take home, can be found about us such as at: - Brimpts Farm (beef+), Curworthy Cheese (cheeses), Dartmoor Kitchen (outside caterers),  Langage Farm (ice creams, yoghourts), Lifton Strawberry Fields Farm Shop (strawberries,fruit,veg,dairy products) and  Devon Food Links can lead you to many more food and drink (beer, cider, water, wine) outlets.

Various local outlets offer ‘take-away’ fish & chips, Pizzas, Chinese, Indian; there are similar ready-meal choices at some supermarkets.
The local BP (Whitehouse) Services incorporates a 24 hour shop for sundry food & general provisions, including milk & newspapers.  As expected, it also sells petrol, diesel & LPG.  A Shell station is a few miles east along the A30 [Okehampton by-pass].

Pubs - most of the local villages in and around the Moor have pubs that offer lunch & evening meals - some offer the choice eating bar snacks or in a separate restaurant -and there are hotels, restaurants & cafés in most towns.  Faster food of the Little Chef & Burger King variety is available some 8 minutes along the A30 in either direction, alongside petrol stations.

Restaurants & Pubs with a reputation for especially good food - the following are in all directions and normally within 15 to 75 minutes by car - Arundell Arms, Lifton; Dartmoor Inn, Lydford; Duke of York, Iddesleigh; Gidleigh Park, Chagford: Harris Arms, Portgate; Horn of Plenty, Gulworthy; Jack in the Green, Rockbeare; King's Arms, Winkleigh; Michael Caine's at the Royal Clarence, Exeter; Nobody Inn, Doddiscombeleigh; Percy's, Virginstow; Rick Stein's, Padstow.

Medical + local Hospital (with a Minor Injuries Department) - one Doctors' surgery is at the Medical Centre; turn in left after the first traffic lights as you enter the town from Exeter. 
For the modern Okehampton hospital, turn right at those traffic lights, first left at the mini-roundabout and turn in left towards the hospital and its car park is on your left.
Exeter has the main area Accident and Emergency Department at the Royal Devon & Exeter (Wonford), Barrack Road, Exeter; east of the city centre & cathedral.

Horse Accommodation - Beer Farm Holiday Cottages Dartmoor DevonSome visitors wishing to stay in our cottages may feel their horses or ponies deserve an equine holiday too, with a change of view and fresh air.  We have built two self-catering stables - to measurements recommended by the British Horse Society (BHS) - near the cottages, within a large well-ventilated modern barn, allowing grooming and tacking-up under cover.

Access to the moorland tracks of Dartmoor National Park is barely a mile away near Tongue End Cross, or through Sticklepath, to take you on to join the open moor near Belstone.

Accessibility and Mobility Level 2 - Acorn Cottage - four star - also meets National Accessible Standards (NAS) Mobility Level 2.  See separate section on this Website on Acorn Cottage.

Acorn Cottage – two bedrooms - is tiled throughout the ground floor & has a large (heated) porch.  It also has direct access to the farm lane, without the need to pass through the shared garden area.  It is the nearest to the stables and horsebox or horse trailer parking.

Animal feed & bedding  – let us know in advance if you wish us to buy in hay, straw or wood-shavings for you.  Small bales may be stored on the roof of the stables.

Bedding: will be required, as the stable floor is smooth concrete.

Bicycles can be kept in an undercover area but consider bringing your own chain & padlock.

Buckets - feed and water buckets are available.

Car Parking - there are ample car parking areas but advise us of any parking requirements when you book.

Costs: ask for our Tariff sheet & discuss your equine accommodation requirements with us.

DIY Livery - two stables, undercover tacking & grooming area and nearby pasture.  Guests are expected to leave everything clean and tidy before they leave.

Electrical Power: a mains 13 amp socket with RCD is available within the grooming/tacking barn.

Equine members of the family deserve a holiday too.

Feed -  We will need to know in advance if you need us to obtain locally any bedding or hay.

Fire - All cottages have fire detecting equipment, a fire extinguisher & a fire blanket.  An extinguisher is in the Laundry & in the Games Room.  We ask that no one smoke in bedrooms or near barns/stables.

Grazing - There should always be a field free of livestock where they can be let out.  We will usually tape off an area.

Grooming - Bring your own kit and use it under cover in the grooming/tacking area.

Groups or large families - See the separate section on renting more than one cottage.

Hack across Dartmoor from this comfortable, well-equipped accommodation. Riding on the moor will be a memorable experience.

Hay racks - A corner rack is fixed in the stable.

Interconnecting cottages - Acorn (2 bedroom) has a door from a half-landing to the ground floor corridor of Oak Cottage (large 3 bedroom).  When families or an equestrian group request, the door can be unlocked.  Similar un-lockable internal doors exist between Apple & Pear Cottages.

Laundry with WC adjoins the Games Room.  As well as a good Miele clothes washing machine & tumble drier [please not for horse blankets] it has a sink & drainer, spare iron & ironing board. A WC & hot water hand washing facilities and an electric hot air hand drier minimise the need to re-enter any cottage. The Laundry & WC floors are tiled.

Lighting: fluorescent tubes are in each stable and above the grooming area.  Each cottage has an outside light triggered by movement when it is dark.  Also see Security.

Mains Water - and usually rain water too - is available from taps and hoses outside the main grooming/tacking barn.  Animal drinking water within the stables is provided by large buckets surrounded by a car tyre.  Most field areas have a mains-water trough.

Mucking out & cleaning up – We do expect the stables, indoor & outdoor yards to be as clean & tidy when you leave as when you arrived.  Others may be arriving soon after you.

Parking for a horse trailer &/or horse box, is available by prior arrangement.

Riding on Dartmoor - will be an exhilarating, fresh-air experience.

Security - Bring your own padlock, if you wish, for the individual stable or bicycle.  Dawn to dusk light low energy lighting is located outside the stable barn; other similar lighting is nearby.  Also see Fire.

Long Weekends, other Shorts Breaks & Changeover Day flexibility

Saturday changeover is usual for our cottages, when we let weekly - or for a number of weeks - starting Saturday afternoon [from 3 p.m.] and ending Saturday morning [departure by 10 a.m.]

Short-Breaks will be considered, during normal school term-time, in Pear Cottage, Acorn Cottage - and possibly Oak Cottage - provided the rental does not cross over a Saturday. Short-Break rental charges relate to a minimum of 3 nights; telephone us at Beer Farm to enquire.

Long-weekend breaks - may be available sometimes in Apple Cottage, for a 3 nights; Friday, Saturday & Sunday or a 4 night Weekday Break at a similar price; see above.

Weekday Break - may be available in Apple Cottage, for 4 nights; Monday, Tuesday, Wednesday & Thursday. Telephone us at Beer Farm to discuss.

Friday changeover week - may be available in Apple Cottage, effectively by combining the Long-Weekend + a Weekday Break, although the price is likely to be more than a Saturday to Saturday break as we are more likely to have unoccupied days.

Christmas and New Year letting weeks - often do not start and finish on a Saturday; they usually run from, about, 21st December and 28th December respectively; please see the Tariff for the year in question. At that high-demand time of year we do not let for less than 7 nights, although we accept that not everyone in a large family or group may arrive on the same day or depart together.

Flexibility in quiet times of year - we may be able to be especially flexible, so do let us know your requirements and we will do what we can to accommodate you.

Arrival and Departure times - are arrival after 3 p.m. and departure by 10 a.m. respectively, unless we have agreed in writing to alternatives times.
Even if the cottages are left, as we ask, in the clean and tidy state the new guests would be pleased to find, we do need to refresh things with clean sheets on the beds and towels in the cupboard, all of which takes time.



Terms, Conditions & More Info

do read before booking

Arrival & Departure times - we aim to have the cottages ready for you by 3.00 p.m. and guests should vacate their clean & tidy cottage by 10.00 a.m. on day of departure, to give us time to prepare for new guests, unless the proprietors have agreed in writing to any different times.
Guests will please let us know what time they expect to arrive, especially if not likely to be between 3 p.m. & 5 p.m. At the end of your stay, if you are planning to leave before 9 a.m. on the final morning, please tell us the day before. Check all your belongings are taken with you; see Packaging & Postage.

Bookings/Payment - we will usually allow 5 days from a verbal, faxed or e-mailed booking, to give you time to get a completed Booking Form and appropriate cheque/payment (in pounds sterling) to us. We acknowledge receipt of all booking forms + cheques. Our Tariff sheet - posted or e-mailed to you - states Deposit & Rents. We reserve the right to decline any booking.
For Late Booking - i.e. generally those made within six weeks of the start of the letting - and/or when Payment is from outside the UK, arrangements can be made for payment by Credit/Debit Cards (of the common international types, e.g. Mastercard, Visa). The extra costs involved for any type of card will be charged to the customer. If the initial payment is by Card, we reserve the right to debit thereto any amounts as and when due to us.
The Damage Deposit and full rental + extras payment should have reached us 8 weeks* before the letting starts(*sooner - usually 12 weeks - for multiple cottage bookings & for Christmas or New Year). We reserve the right to treat late payment as a cancellation; reminders are not sent.

Cancellation - reservations whether verbal/faxed/e-mail are all legally binding, as is a completed booking form. Should you have to cancel, please contact us promptly to give us as much time as possible to re-let, hence minimising loss. Any Booking Deposit(s) paid will not be refundable. If the cancellation is within 8 weeks of the start of the letting you are liable for the full rental, unless we are able to re-let the cottage(s) at the same price for that period. We think it prudent for guests to arrange Holiday Insurance.

Candles, oil/gas lamps & Fireworks -are not permitted in the cottages, gardens or indeed anywhere on the farm. This is after due consideration of the possible risks to safety of people, animals, fabrics, furniture, stored combustibles, vehicles, thatched (and other) buildings. We suggest you bring a torch; one is provided in each cottage for emergencies.

Central Heating - hot water is provided from a centralised boiler & the cost is included in the rental figures. Please let us know when booking if you require central heating, so it can be on prior to your arrival. For costs of central heating see the Tariff sheet we send out. Should oil prices increase, we reserve the right to increase the Central Heating charge from that shown on our Tariff sheet. If you require central heating and hot water on for longer than the usual few hours in the morning and throughout the evening - i.e. circa 8 hours per day - please discuss at time of booking as an extra charge will be payable.

Changes to any booking - as to date, cottage(s) required - will incur a £25 administrative charge but may count as a Cancellation if that cottage/date cannot be re-let at the same price; see above.

Cleaning, etc. - guests should leave the cottages clean and tidy, as on arrival. We reserve the right to make a realistic charge for any exceptional cleaning and for any damage/loss.
Any furniture, furnishings, equipment, china, glassware, cutlery, barbecue, etc. should be left/replaced in the position/ cupboard as they were on arrival; in as good and clean condition as on arrival.
Guests are asked to ensure communal areas - e.g. games room, laundry, terraces, barbecue & dustbin areas, stabling, etc. - are also cared for and left clean and tidy, as found on arrival.

Damage Deposit, Breakages & Behaviour - before occupation we require a separate 'damage' cheque (or cash) for each week/cottage - see latest Tariff Sheet - to be held towards any electricity costs, losses, breakages, damage, excluding normal wear & tear. We ask to be advised promptly of any damage so rectification/replacement can be arranged. Guests - and the children/animals in their care - should remain considerate of all other persons, animals & property. Also see the above paragraph Cleaning, etc.
Refunds of Damage Deposit after the stay will not usually be made until after a check of the cottage/inventory has been made; if as usual all is fine, then any un-banked deposit cheque will be destroyed. Less commonly, where a cheque to cover was banked or cash paid, a refund cheque [in UK sterling] will posted to the person named on the Booking Form within 7 days of the end of the stay.

Directions - are on this www.beerfarm.co.uk website and in our brochure. OS Map shows 'Beer' at reference: SX 633 958 Care! -If locating using Satnav or Multimap the postcode may highlight the previous farm (Reddaway Farm); we are a few hundred yards east.

Discounts - which are not accumulative - of 5% of the cottage rent, may be available for guests booking a full week or longer if they have rented one of our cottages in the previous 24 months. Also a family/group booking more than one cottage contemporaneously may benefit from a 5% discount on the rent of the cheapest cottage they book.

Dogs, Horses & Ponies - only those animals detailed on a Booking Form we have received and accepted are allowed. Any fouling in gardens, drives, parking areas, etc. should be cleaned up promptly and efficiently. Guests' animals should be kept under control at all times and well away from livestock. Pet dogs should not be allowed on furniture or in bedrooms.

Electricity - for this we charge, in line with cost, by meter reading on arrival and on departure.

Holiday Insurance - we suggest guests arrange holiday insurance as soon as they have booked.

Keys & Security - there are two sets of keys in each cottage. If lost, guests will be charged the full cost of replacing any keys & fobs. All openable windows have a lock and its key nearby. Particularly when not in occupation, guests should ensure all windows and doors are suitable locked. Roof lights (Velux windows: have vents and are lockable a little ajar) in any cottages and/or the Games Room should be appropriately positioned to avoid problems from wind or rain, e.g. wet beds. Guests are asked to make careful use of the Velux blinds and curtains, to reduce unnecessary sunlight damage to furniture & furnishings.

Linen & towels - we provide bed linen (quilt covers, under-sheets, pillow cases but no bedding for cots), tea towels, a kitchen towel, bath & hand personal towels, for use at Beer Farm. Bring your own swimming/sport/beach towels. The Laundry Room has good facilities.

Logs - Oak and Apple Cottages are provided with a basket of logs, some kindling & newspaper as a starter. When you require more logs/kindling such can be purchased at local petrol stations, garden centres & general stores. Please take extreme care with matches and lighters; candles, lanterns and fireworks/sparklers are not permitted indoors or out.

Movement of items within cottage(s) - guests are asked to keep to the absolute minimum movement of any household items (e.g. furniture/glassware/ china/cutlery) as damage or loss can otherwise occur. Anything moved must be returned, without damage, to the place it was found before the end of the stay. In particular, electrical/electronic equipment should never be re-located.

Multiple Cottage Bookings - please ask for the special sheet: 'Information especially for Families or Groups renting three or all four - of our BEER FARM Cottages'. Balance of the whole payment will be required earlier than for single cottage bookings.

Number of Guests - only persons/animals detailed on the Booking Form may stay in the cottages.

Occasional Visitors - are usually permitted by prior agreement of the proprietors who will wish to avoid any overcrowding of cottages or facilities with Day Visitors and Overnight Visitors; the latter will incur a charge for bedding/sofabed use. Sub-letting or transferring a letting period to another person(s) is not permitted. See Cancellation section above.

Parking - most cottages have one allocated car port space; there is a 'Disabled' car parking space alongside Acorn Cottage. Also available is a Car Park for at least 4 cars & separate parking for a Horsebox or trailer. Guests are asked always to park and drive with consideration.

Payphone - for outgoing calls only - available at all times, is located in the Laundry and takes a range of UK coins.

Personal items & Vehicles - the proprietors are not responsible should guests suffer loss or damage to these.

Packaging, Posting & Belongings - although it can be very time consuming we will do our best to return any items left behind to the rightful owner but in addition to any packaging costs and postage we will request £5 towards the time and travel involved. If the guest wants the item sent other than by ordinary letter/parcel post, e.g. Registered or other Sign For, then they should so request and will accept the extra cost(s). Unclaimed/uncollected items will be disposed of after 3 months.

Rights of entry to premises - the proprietors reserve the right to enter any property at a reasonable hour, with or without trades-people, for inspection purposes and/or to repair any item or part of the premises, or enter at any time in an emergency.

Termination - the proprietors reserve the right to terminate the let immediately if any guest in a party/cottage becomes a nuisance or causes a disturbance that risks damage to any property or seriously inconveniences other people or animals. Subsequently a pro rata partial refund of rent may be made provided full payment is made for any damage/extra cleaning/other monies due.

Unavailability of accommodation - in the very unlikely event that your cottage is not available for occupation - e.g. storm, fire, vandalism, etc. - we will give a full refund, or make efforts to find you alternative accommodation. This is the limit of the liability we accept.

VAT (Value Added Tax) - all prices include VAT at the appropriate rate. Prices may change after booking if the VAT regulations/rates change.

Waste & Recycling - alongside the car ports there are specific bins or boxes for glass bottles & jars (topless); newspaper & cardboard; drink & food cans (empty & rinsed), log fire and BBQ ash (when cold), as well as an individual designated bin for the non-recyclable waste. Refuse collection is usually early on a Tuesday morning.
